I believe passionately that you should have as much input into your dream home as possible. However guidance and advice is a must when building abroad and that is where I help. Initial Visit Come and meet me personally, soak up the beauty of Dalyan and take it all in. When we both have a 'click', it's time for the second part... Choose a view The city centre, the mountains, the lush green countryside? Whatever you want I will do my best to find the ideal plot for your dream home. I will give advice on what is available and what can be built on the chosen plot including all information on building restrictions and legal requirements. General timescales and costs will also be provided at this point. Purchase No problem, I've done this part many times before. I will easily guide you through the legalities of purchasing in Turkey, making sure you have ‘TAPU’ and ensuring that beautiful view stays where it is. Before beginning the project we will sign an agreement (in English and Turkish) guaranteeing the work and standard of materials to be used. The agreement will be witnessed by a notary and you may have an English-speaking solicitor to check your interests. Design The fun part!!! You choose the layout and overall feel for your dream home. Naturally you’ll want that Turkish flair but with all of the mod cons of home thrown in. At this point a qualified architect is required. My design team will assist you in formulating your ideas of your dream home before an architect is involved in the project. Of course you can also provide your own architect or designers. More precise costs and timescales can now be agreed and will form the contract for the project. Materials can also be decided at this point such as tiles, doors, windows, fittings, etc. Construction There is always a hard part. But don't worry, by combining Turkish and foreign skills I aim to build and complete within realistic timescales, on budget without compromise on quality. I have selected a construction team who are both dedicated and skillful in their particular craft. With this dedicated workforce I can commit to realistic timescales and deliver quality workmanship and finishing’s every time. The building can usually be completed during the building season, between 1st November and 15th May, so it could be ready for the summer season. During the construction project I will provide regular updates in the form of progress reports containing photographs of work in progress. This allows you to stay involved in any decisions which need to be made as the build progresses. Obviously, each new build encounters its own unique issues but by staying in close communication with the client through regular updates and discussion, none of these issues should delay the build process. Finishings Finally you will have a glimpse of how your dream home will look like when it's finished. You choose the style of bathroom, kitchen and furnishings and we will put them together to create your ultimate Turkish retreat. Personal supervision of all aspects of the project ensures that the product is of a very high standard. You may rest assured that when you come to move into the property everything will meet with your satisfaction. Delivery On completion of the build I will handle all legal aspects of handover to the client including subscription to services such as water, electricity, etc... There will also be an option at this point to set up a contract for management of the property if required including services such as garden maintenance, pool cleaning, etc. Also, should you wish to offer the property for rental then I can also handle all aspects of this for you.
